Standing tall, Luminari is an anticipated prominent addition to Butterworth skyline . The project is sited on 3.5 acre land, with easy access to the town and en route to nearby Penang Island. It brings a new benchmark and introduce a new typology to Butterworth – an urban place where work, leisure and living can complement each other.
This integrated development is made-up of two blocks serviced apartments, 32 and 35 storeys high. The towers are connected by a common lobby at the ground level. The ground level is where all the retail activities are taking place with shops and F&B that not only excite but also energize the place.
The approach to the development is marked by the L shaped tower at the end of the incoming road axis. The approach opens up after the guardhouse pavilion into an enclosed plaza creating a warm welcoming spatial gesture.
There are 462 units within both towers, and they share a common facility level at 6. Defined by the two towers’ position, the facility floor is landscaped, well shaded and spaces are designed to capitalise the commanding views surrounding the building.
There are four types of units available and the concept of modular elements are applied in the design in order to meet the market price. However, the units still enjoy large glazing and a full height louvre windows to allow abundance of natural light and ventilation. The north/south orientation of the building helps in minimizing heat gain while sun shadings are employed in the east/west side.
The buiding façade is an interplay of horizontal and vertical planes, made up of perforated panels, fins, ledges and walls that try to break away from the surrounding common residential architecture.
